Roof replacement guide for Easley, SC homeowners

How to tell if you need a new roof, what a good replacement includes, and how to compare estimates without getting talked into anything.

Repair or replace?

Most roofs don't need replacing just because they're old. We replace when the shingles are worn through, the decking is soft, or repairs would cost more over the next few years than a new roof. If a repair will do, we'll tell you — even when the answer is you're fine for now.

  • Granules collecting in gutters and bare spots on shingles
  • Curling, cracked or missing shingles across several slopes
  • Daylight or water stains in the attic
  • A roof past 20–25 years with repeated leaks

What a complete replacement includes

A roof is a system, not just shingles. A proper replacement in the Upstate should include:

  • Full tear-off down to the decking, with rotted boards replaced
  • Synthetic underlayment and ice-and-water shield in valleys and around penetrations
  • New drip edge, flashing and pipe boots
  • Ridge ventilation sized for your attic
  • Magnetic sweep and full cleanup
  • Written manufacturer and workmanship warranties

How long it takes

Most single-family homes in Easley, Powdersville and Pickens are torn off and dried in the same day, and finished in one to two days. Steep or complex roofs, and metal, can take longer. We cover the landscaping, keep the driveway clear and walk the job with you when it's done.

Comparing estimates

The cheapest number usually leaves something out. Put estimates side by side and check the same lines on each: tear-off, decking allowance, underlayment, ventilation, flashing, warranty, and who carries liability and workers' comp. Ask for the contractor's SC LLR license number. Ours is #66726.

Warranties

Every Legacy Roof SC roof carries our 2-year workmanship warranty. As a GAF Certified Contractor, we can also register a GAF System Plus warranty when the full GAF system is installed. Get every warranty in writing before you sign.

Questions we get every week

Straight answers.

How much does a new roof cost in Easley?
It depends on size, pitch, material and how many layers come off. We give a written price after a free on-roof inspection. For a rough range first, try our Insurance Inspector's cost estimate.
Can you roof over my old shingles?
We don't recommend it. A tear-off lets us see and fix the decking, and most manufacturer warranties expect it.
Do I need to be home?
No, but we like to walk the finished roof with you. We'll text before we start and when we're done.
